About Iconic Properties
Find the place. We'll help with what comes next.
Iconic Properties brings open property search, a genuine love of architecture, useful local knowledge, and practical move-in help together in one thoughtfully considered place.

01 / Why we built it
A more useful kind of real estate website
A property search should let you search.
We kept seeing property searches that were difficult to use, incomplete, or hidden behind a sign-up wall. People could not get a clear sense of the market without first becoming a lead.
Iconic Properties takes a different approach. You can search, filter, compare, view photos, and explore neighborhoods before we ever ask for your information. When you want something useful—a saved search, a private viewing, property details, or an agent's help—the next step is clear.
We noticed another gap, too: the move does not end when the keys change hands. These resources make it easier to handle the practical details, discover your new city, and find local help when you need it.
02 / A personal point of view
Architecture matters here
I built the architectural search I wanted to use.
Explore the work—and the Southern California places—behind some of the architects we admire.
I've been enchanted by 1920s Spanish architecture for as long as I can remember—and equally drawn to the honesty of true Craftsman homes, the optimism of mid-century design, and the glamour and imagination of legacy Hollywood architecture created by legendary architects. To me, these homes are not simply real estate; they are works of art woven into the story of California.
Yet in my own searches, they were often frustratingly difficult to find on traditional property sites. A style might be described three different ways, an architect's name might be buried in the remarks, and a significant house could disappear inside a general list of luxury properties. I wanted to fix that for myself—and make the search useful to everyone else.
That is why Iconic Properties has dedicated architectural filters for both homes for sale and homes for lease. The filters are designed to organize the style information supplied with a listing, along with the different terms agents use to describe the same kind of home.
Exceptional new construction belongs here, too. But named-architect, landmark, provenance, and architectural-significance claims are treated differently from a simple style label and shown only when they can be supported.
